COLORADO SPRINGS MARKET LAB: Your CMA Might Be Answering the Wrong Question

Every listing presentation starts with the same objective: establish value.

The natural place to begin is with sold comparables. They tell us where the market has been and provide the foundation for a pricing strategy.

But I've noticed recently that buyers and sellers are often thinking about two completely different markets.

As professionals, we analyze what has already sold.

Buyers shop what's available today.

Those aren't always the same thing.

A buyer doesn't compare your listing to the home that closed two months ago. They compare it to the five homes they're looking at this weekend.

That's why I've started asking a different question:

What does this home have to beat?

Sometimes the answer is straightforward. It's the house down the street that's priced $15,000 lower.

Other times it's a home with better photography, fresh paint, a pre-listing inspection, or a seller willing to offer concessions.

Those factors don't necessarily change a home's value, but they absolutely influence how buyers perceive it.

That's an important distinction.

I also wonder if we occasionally spend too much time helping sellers understand their home's value and not enough time helping them understand their competition.

Those are different conversations.

One answers the question, "What is my home worth?"

The other answers the question, "Why would a buyer choose my home over another one?"

I think the second question has become increasingly important.

The first few days on the market usually generate the highest level of buyer attention. If a listing doesn't compare well against the homes buyers are actively touring, it can become much harder to create momentum later—even if the original list price was supported by comparable sales.

That doesn't mean pricing off active listings instead of sold comps. Sold data still matters. It always will.

It simply means active competition deserves just as much attention during the listing conversation.

I'm curious whether other agents are seeing the same thing or if you've found other ways to frame this discussion with sellers.
